Cost and timing

Price

About $21,000 for a full roof their typical size (18 squares, 1,750 sq ft)

How we got it: The Remodeling 2025 Cost vs. Value Report (www.costvsvalue.com) estimates $36,417 for a standard 30-square (3,000 sq ft) asphalt shingle roof with two skylights. It is an estimate for one standard job, not a price anyone paid. We scaled it to their typical roof.

The permit form shows a lower figure: $3,500 on their typical permit ($5,600 on the typical Los Angeles roofing permit). The form records a job value for the permit fee, which is usually well below the contract price for every roofer, so it is not a price.

What to ask before you hire

About Ap General Contractors Inc

  • Ask what the warranty covers and for how long, in writing.

Worth asking any roofing contractor

  • Can you show me proof of liability insurance and your bond?
  • Will you tear off the old roof or lay the new one over it?
  • What do you charge to replace rotted roof boards, per sheet, if you find any?
  • Who pulls the permit, and who meets the inspector?
