Before you sign with a roofer
- Get a written contract with the price, the materials and the start date.
- Check that the roofer is licensed with your city. Boulder licenses contractors.
- If insurance pays for the roof, don't sign until your insurer has decided your claim.
- Get both warranties in writing: the shingle maker's, and the roofer's own for their work.
Where these numbers come from
We read the roofing permits the building departments here issued from January 2023 to September 2026 that state both the job's price and the roof's size. Price divided by squares gives the price per square. We left out repairs, patches, garages, apartment buildings and the top and bottom 2%. That leaves 2,059 permits. Records pulled September 30, 2026.
