Your roof is its own size
Enter your ZIP code. Next, we measure your roof from a satellite photo, or from your home's size, and price it from these permits.
By material
Per square (100 sq ft of roof), the middle half of permits say $760 to $1,100. The typical permit says $860. 1 in 10 permits say less than $670 per square. 1 in 10 say more than $1,400.
| Material | Per square | Whole roof, 18 squares | Permits |
|---|---|---|---|
| Asphalt shingles | $760–1,100 | $13,700–19,800 | 141 |
Other materials have fewer than 50 permits here. That's too few for a fair range, so we don't show one.
Before you sign with a roofer
- Pay no more than one-third of the price up front, unless the roofer special-orders materials. That's Massachusetts law (General Laws, chapter 142A).
- Check the roofer's Home Improvement Contractor registration and Construction Supervisor License at mass.gov.
- Make sure the roofer pulls the permit.
- Get both warranties in writing: the shingle maker's, and the roofer's own for their work.
Where these numbers come from
We read the roofing permits the building departments here issued from January 2023 to September 2026 that state both the job's price and the roof's size. Price divided by squares gives the price per square. We left out repairs, patches, garages, apartment buildings and the top and bottom 2%. That leaves 228 permits. Records pulled September 30, 2026.
